  • What do you think my property is worth and why? There can be quite a few factors that come into determining the asking price of a property. Primarily it comes down to what other similar properties within a 1-5km radius (residential areas) have sold for in the last 3-6 months; the current temperament of buyers (confident, unsure, fearful) and external economic factors such as interest rates, cost of living and Govt Legislation. As a homeowner, your expectations on price go into the mix as well.

  • How long do you expect it will take to sell?  How long is it taking properties to go from 'On the Market' to 'Under Contract'? Local data indicating average days on market (DOM) is a great barometer to gauge how your sale is progressing/performing. The type of market that is prevailing in the area at the time has a real bearing - Seller's Market/Even Market/Buyer's Market. And it could also depend on whether you go to market under Private Treaty or sell via Auction.
  • What should I do to maximise my sale price? Present the property to IMPRESS buyers; Promote and Portray the property to REACH the MOST buyers; Price the property to ATTRACT buyers.
